 Deborah Proehl Family values and the desire to help others is why Deborah Proehl decided to become a real estate broker. As a top producer for Prudential Carolinas Realty in Greensboro, being available for her children and family while still making a difference in people’s lives is very important to her. “It brings me great joy to help others,” says Deborah. “There’s a lot of emotion in this business and my job is to help people make good decisions regarding one of their largest investments.” Prior to working in real estate Deborah spent 15 years as a television anchor and reporter in the southeast. In 2001, she lived one of the scariest days of her life when her nanny took her son to her second job and lied about where she had him. For six hours, Deborah had no idea where Stafford, Jr. was and called home every fifteen minutes hoping her nanny would pick up the phone. “I didn’t feel like I could leave work and go home to find out if my son was o-kay. That day changed my life and I realized I had to be able to put my children first.” These values and dedication are the foundation of how she approaches her business. On a leap of faith, Deborah took her determination, dedication and drive to help others and became a real estate broker. Becoming rookie of the year her freshman year in the business, Deborah learned how her focus on service would help her clients find thier dream home. “Real Estate and TV journalism aren’t really all that different,” says Deborah. “You work 24/7, on the weekends, nights and following tight deadlines to serve your clients needs at every moment. That kind of work ethic translates to success.” Deborah has spent the last 20 years in the southeast. She was born in the Bronx, NY, grew up in NJ and attended college at a small journalism school in Boston, MA. She enjoys exercising, watching football, hunting for antiques, being outdoors and spending time with her family.

Competition for homes is high in hot markets. When you are a seller faced with multiple offers on your home, how do you choose the best one? Your real estate agent can help you compare and contrast the terms of each proposal.
Look at the price of each offer and evaluate your net profit. Next, consider the terms of each contract. How "clean" is each offer? Are there contingencies that affect the sale, such as the buyers needing to sell another property before they can finalize the purchase of your home? Can you work out a mutually agreeable date for you to move out and for the buyers to move in? Can you get reasonable assurances that the buyers will be able to qualify for the financing they will need?
Your real estate agent can help you weigh the relative merits of each offer, so that you can accept--or counter--the best one, and line up another as an alternative.
